As an Exclusive Sellers Agent and Professional Real Estate Service Provider, I am dedicated to offering assistance that is professional, courteous and responsive to YOUR needs in finding and purchasing the property YOU want. Over the past 30 years I have come to specialize in bringing Seller-Clients and Buyer-Customers together in mutually beneficial transactions. In the pursuit of that goal, may I (as a Sellers Agent and at the Sellers Expense) extend YOU this “Offer of Services”. |
WITH YOUR PERMISSION AND INFORMED CONSENT, I WILL BE GLAD TO:
- Provide YOU a copy of the “BUYERS GUIDE TO REAL ESTATE TRANSACTIONS IN MONTANA.”
- Explain local real estate procedures, including typical consumer protections and purchase agreements, etc.
- Arrange for YOU to see selected properties that meet YOUR requirements.
- Respond accurately to YOUR questions concerning the properties and transaction documents.
- Disclose all adverse material facts known about the properties.
- Prepare an offer exactly the way YOU want it for review by YOU and YOUR attorney.
- Faithfully communicate all YOUR information and requests to the Seller and obtain timely responses for YOU.
- Prepare a Good Faith Estimate of YOUR total investment needed at time of closing.
- Present YOUR offers to my Seller Client in a timely manner and return all authorized responses directly to YOU.
- Coordinate all pre-settlement (escrow) activities throughout the closing process and keep YOU informed.
- Provide YOU with a “Transaction Calendar of Events” so YOU’LL know exactly what’s happening and when.
- Prepare a checklist for YOU, called “From Now Until Move-In Day” outlining things to remember and helpful hints.
- Keep YOU appropriately informed of progress throughout the entire real estate purchase process.
- I’ll see that YOU receive:
- A “FULL YEAR’S HOMEOWNERS WARRANTY” at closing of your transaction.
- An upgraded title insurance "Platinum Policy to triple your prtection
- A prepaid homestead protection declaration for a quarter million dollars
YOUR LEGAL REPRESENTATION & ADVICE ACCOMMODATED
My Seller and I wish to ensure that you have the opportunity to be well-represented and receive competent legal advice before signing any Buy-Sell offer or closing papers. Since I am neither an Attorney nor your Agent, I cannot give you legal or adversarial advice. Therefore, our offer includes a payment to you of up to $900.00 for your Attorney’s review and representation regarding the transaction, such payment to be made by a credit to you at Closing. Whether you decide to obtain or decline such legal representation is entirely up to you. Likewise, how you use the “$900.00 Seller’s Concession” at Closing is completely up to you.
*Conditions and Limitations: It is expressly understood and agreed that this offer is limited to: (a) offerings in which the Seller has agreed to pay for the extension of these ministerial customer services, (b) Buyers who are not subject to any Exclusive Buyer Broker agreements, or Buyer Agency relationship or procuring cause events relative to this envisioned purchase, (c) Buyers who have given their informed written consent to this “Customer only Scope of Relationship Agreement” as explained and defined in the “Relationships and Consents in Real Estate Transactions” document which is incorporated herein by this reference, and (d) the recommendations, disclosures, explanations and notices provided herein.
If you elect to give your informed consent to receive the above services at the Seller’s expense, please indicate below. (However, should you choose to decline this offer and hire your own Buyer Broker to provide these or other services instead, then indicate below and I will respectfully withdraw my above offer and make every effort to cooperate with the Attorney/Broker that you hire.)
I/we received a copy of this Offer and its attachments, and I/we hereby [ ] accept [ ] decline this Buyer Customer relationship as defined therein with the full understanding that in either event the undersigned Licensee is not my/our agent, representative or employee in any sense.
